HybridMMC: Flexible Solutions for Construction Projects

Introduction

When uncertainty arises regarding which Modern Method of Construction (MMC) system is most suitable for a project, HybridMMC serves as an effective “switchboard”, helping to assess and compare available options. This approach ensures that key factors are considered and an optimal solution is selected for each unique scenario.

System Assessment Criteria

  • Site-Specific Requirements: The characteristics of the project site often influence the choice of system, including foundations, walls, and roofing. It is important to determine whether the site is better suited to a particular system based on these elements.

  • Client Priorities: Understanding the client’s focus—whether it is Sustainability, Wellness or Bio-based, Thermal, Fire or Structural performance—is crucial. HybridMMC assists by liaising with manufacturers, engineers, and architects to ensure the chosen system aligns with the client’s values.
  • Unique Selling Points (USPs): Projects may demand specific features such as enhanced acoustics, fire resistance, or adaptability to uneven ground. By evaluating these USPs, HybridMMC identifies which systems would deliver the best results.

Adopting a Hybrid Approach

Not all systems are universally compatible with every site. In many instances, a hybrid approach yields the best outcome. For example, a combination of HempBlock walls, fire-rated SIP roofs, and basalt re-enforced passive raft foundations may be the most effective solution for particular projects.

Consultancy Services for Manufacturers

HybridMMC also collaborates with manufacturers to enhance their product offerings. This includes improving insulation, increasing fire performance, and supporting certification and testing processes—elevating the quality and reliability of MMC products.

Agency Services for Clients, Self-Builders and SMEs

Services include liaising with Building Control (LABC Partner), Planning Authorities, engineers, architects and manufacturers or designers. The objective is to ensure that every project advances smoothly, with all variables considered and addressed. Core offerings include:

  • Pre-Construction Consultancy
  • Offsite Construction
  • Project Management
  • Supply Chain Coordination

If you are uncertain about which system to use with your project, HybridMMC acts as a “switchboard” to assess your options. For example:

  1. Does the project site lean more towards a particular system to use, foundations, walls and roof etc
  2. Is the client focused on sustainability or more towards performance, assistance with manufacturers including factory tours etc
  3. Are there any particular USP’s that would suit a project such as acoustic, fire or uneven ground and which would work best

Not all systems will work and not all sites will be able to take any one system and therefore a “Hybrid” approach often works best, such as an ICF wall, SIP roof and piled raft foundations.

We also work as a consultant for manufacturers enhancing their existing offerings, for example upgrading insulation and product fire performance or assisting with certification and testing.

Looking at the agency side of the business we would happily act on the client’s/self-builders’ behalf with Building Control(LABC Partner)/Planning, Engineers and manufacturer/designer to ensure that the project moves forward with all the variables covered.
